Lease terms

Preferred lease term is long-term, ideally 3 5 years, but shorter terms may be considered for a well-qualified tenant. Rent-to-own option may be considered for the right tenant with separate written agreement and option terms. Tenant is responsible for all utilities, lawn care, trash service, pest control, and routine upkeep. Renters insurance is required. No smoking inside the home. Pets may be considered on a case-by-case basis with approval and applicable pet fees/deposit. All applicants must complete background, credit, income, rental history, and eviction screening. Minimum credit score preferred is 680. Applicants with credit below 680 may still be considered with strong income, good rental history, and an additional security deposit up to two months' rent. First month's rent and security deposit are due before move-in.
