Quiet hours are observed from 9:00 PM to 9:00 AM. Smoking and vaping are not allowed anywhere on the property, including the patio, yard, and garage, with a minimum $500 deep-clean fee plus damages if violated. Unapproved pets will incur a $250 fee plus any cleaning or damage costs. Parties, events, gatherings, photo shoots, or commercial use are not allowed, with violation resulting in immediate termination without refund and up to a $1,000 fee. Check-in is at 4:00 PM and check-out is at 11:00 AM. Unapproved late check-outs will be charged $50 per hour or one additional night. For mid-term stays (28+ nights), utilities are included up to 60 days, with longer stays potentially having a reasonable usage cap and overages billed at cost. Mid-stay cleaning is included once per month for 30+ night stays.

Daytime visitors are welcome but must leave by 10:00 PM. Overnight guests require advance approval. You are responsible for visitor conduct. Please treat the home with care, with shoes off indoors appreciated. Do not move furniture between rooms or remove anything from the property. No candles, incense, or open flames are allowed anywhere, including patios and balconies. Please clean as you go in the kitchen and run the dishwasher before bed. Do not put grease, coffee grounds, eggshells, pasta, rice, or fibrous vegetables down the drain. Clean the laundry lint trap after every cycle and do not put shoes, rugs, or pet items in the washer. Bins and collection days for trash and recycling are listed in the welcome binder. Designated parking spots only, do not block driveways or neighbors' spaces. Oversized vehicles or trailers require approval. The property is not responsible for vehicle damage or theft. Smoke detectors and carbon monoxide detectors are installed and tested; do not disable, remove, or cover them. A fire extinguisher and first-aid kit are available. External security cameras may be present at entry points for security only. Lock all doors and windows when leaving and overnight. Do not share access codes with anyone not on the reservation. No illegal activity of any kind. Please respect all local ordinances, short-term rental regulations, and HOA rules. Use of the property is at your own risk. Owner is not liable for accidents, injuries, illness, or loss of personal property. Adults are responsible for supervising all children in the party.
