UTILITIES The building applies a RATIO UTILITY BILLING SYSTEM (RUBS). Water, sewer and garbage are billed to the tenants based on cost of utilities and number of occupants. Recently RUBS was billed at a flat monthly rate of $130 per adult tenant with adjustments to actual at the end of the year. Hot water is provided by the house.Tenant must open a personal account with Seattle City Light. SHARED AREAS AND NEIGHBOR RESPECT The property has four raised porches and two levels of garden space. Porches can be assigned to a tenant by general agreement and container gardening is encouraged. Smoking and vaping are prohibited inside the building and allowed on porches only if immediate neighbors do not object. APPLICANT QUALIFICATIONS We require combined income of tenants of 4X the monthly rent and verification of at least two years of employment and residency history. Nonrefundable credit screening fee: $45.00. A refundable Security Deposit is equal to one month's rent and due at lease signing along with pro rata rent for the current month. A 12-month lease is usual. 109 East Lynn St does not discriminate on the basis of sexual identity, religion, race, ancestry or other prohibited criteria. Occupancy is limited to no more than two unrelated adults per unit. PETS Indoor cats are allowed under a separate Pet Addendum. Dogs of any size are allowed subject to landlord's sole approval and signing of a separate Pet Addendum. A dog that is not well trained or disruptive will result in a lease violation.
