Lease terms

Access to the highly accredited Berkley Schools Property & Occupancy: - No subleasing or Airbnb/short-term rentals. - Occupancy limited to approved tenants listed on the lease. - Guests staying longer than 14 consecutive days (or 30 days in a year) require landlord approval. - Tenant responsible for notifying landlord of maintenance issues promptly. - No smoking inside the home. Tenant responsible for remediation costs related to smoke damage. - $300 nonrefundable cleaning fee due at signing. Pets: Pets allowed with prior approval. Tenant responsible for all pet-related damage. No aggressive animals. Insurance: Renters insurance required. Minimum liability coverage of $200,000. Tenant must provide proof of insurance before move-in and maintain coverage throughout tenancy. Utilities & Maintenance: Tenant responsible for Gas, Electric, Water/sewer, Internet/cable Tenant may be responsible for: Lawn mowing, Snow removal although this is currently covered through the end of the year. Rent & Fees Rent due on the 1st. $200 late fee per month after 3 day grace period. Returned check/failed payment fee $300 Payments to be completed via Zelle. Property Condition: Tenant must return property in substantially the same condition, ordinary wear and tear excepted. No painting, remodeling, or major alterations without written approval. Maintenance & Repairs: Tenant responsible for damage caused by negligence or misuse. Tenant responsible for unclogging drains caused by tenant use. Landlord handles major plumbing, HVAC, electrical, structural issues. Replacing HVAC filters quarterly. Landlord responsible for major repairs and systems. Illegal Activity: No illegal activity on the property. Compliance with all local ordinances. Entry & Inspections: Landlord may enter with legally required notice for inspections, repairs, showings, etc.
