Lease terms

-Monthly rent: $5,800 -Security deposit: $8,700 (1.5 months' rent), subject to applicable California law. -Minimum lease term: 12 months, with the option to continue on a month-to-month basis or renew for an additional term upon mutual agreement. -No smoking, vaping, or illegal drug use permitted anywhere on the property. -No pets. -Maximum occupancy: 5 occupants. -Parking available in the driveway and on the street. (Garage not included in lease). -Tenant is responsible for water and electricity. -Landlord provides Wi-Fi internet, trash service, professional gardening, and pool maintenance. -Tenant must maintain active renter's insurance throughout the lease term. -Tenant screening is required and includes a credit check, background check, income verification, rental history, and eviction history. -Minimum household income must be at least 2.5 times the monthly rent. -Tenant is responsible for placing trash, recycling, and green waste bins at the curb each Sunday evening for Monday city collection and returning the bins to the side of the house after collection. -Tenant is expected to maintain the landscaping between scheduled gardening visits by watering plants as needed and keeping the yard, patios, and outdoor areas reasonably clean and free of debris. -Tenant is responsible for replacing the HVAC air filter every 2 3 months (filter provided by the landlord upon request) to help maintain the heating and air conditioning system. -Tenant must promptly notify the landlord of any maintenance issues, including but not limited to water leaks, plumbing issues, electrical problems, appliance malfunctions, or pool equipment concerns. -No alterations or modifications to the property may be made without the landlord's prior written approval. This includes painting, installing fixtures, mounting televisions or shelving, drilling holes into walls, ceilings, cabinetry, tile, or flooring, or making any structural or cosmetic changes. -No subleasing or short-term rentals (including Airbnb, Vrbo, or similar platforms) are permitted without the landlord's prior written consent. -Aquariums, waterbeds, trampolines, or other items that may create an increased risk of property damage or liability are not permitted without the landlord's prior written approval. -At the end of the lease, the property must be returned in substantially the same level of cleanliness as at move-in. Professional cleaning is required prior to move-out, and the tenant must provide a receipt upon request. -Tenant is responsible for maintaining the property in a clean and orderly condition and for any damage beyond normal wear and tear. Repair costs may be deducted from the security deposit and, if necessary, may exceed the amount of the security deposit in accordance with the lease agreement and applicable California law. -Parties, large gatherings, or events that may disturb neighbors or create excessive noise, parking, or wear on the property are not permitted without the landlord's prior written approval. -A detailed move-in inspection checklist, accompanied by photographs documenting the condition of the property, will be completed and signed by both the landlord and tenant at move-in. The property is expected to be returned in substantially the same condition at the end of the lease, excluding normal wear and tear
