LEASE TERMS 1. Lease Period: This lease agreement shall be for a fixed term of one (1) year, beginning on the agreed move-in date and ending one year thereafter. 2. Notice of Non-Renewal: If the tenant does not wish to renew the lease at the end of the lease term, the tenant must provide the landlord with a written notice at least two (2) months prior to the lease expiration date. 3. Utilities and Bills: All utilities and household bills associated with the property, including but not limited to electricity, water, gas, trash, internet, and any other service charges, shall be the sole responsibility of the tenant. 4. Fees Due at Signing: All required fees, including security deposit, first month's rent, and any applicable move-in fees, are due in full at the time of lease signing. 5. No Smoking Policy: Smoking is strictly prohibited inside the property at all times. This includes cigarettes, cigars, vaping, and any other smoking products. 6. Property Maintenance: The tenant is responsible for: - Snow removal from walkways, driveway, and entrances - Grass cutting / lawn maintenance - Keeping the property clean, neat, and in good condition at all times Failure to maintain the property may result in additional charges or lease violation notices. 7. General Condition: The tenant agrees to maintain the property in a safe, sanitary, and respectful manner throughout the lease term. 8. Late Rent Fee: Rent is due on the agreed due date each month. If rent is not paid by the 5th day of the month, a late fee of $50.00 will be charged to the tenant. 9. Early Lease Termination: If the tenant chooses to break or terminate the lease before the one-year lease term ends, the tenant agrees to pay an early termination penalty equal to two (2) months' rent, unless otherwise agreed to in writing by the landlord.
