Lease terms

Owner pays for lawn mowing and edging in all unfenced areas. Renter is responsible for all utilities (gas, electric, water, and trash) and maintaining any fenced backyard areas. Applicants must review and meet the landlord's screening criteria prior to applying. Rental History Each applicant must demonstrate a history of meeting prior lease or mortgage obligations and leaving properties in good order. Applicants with a history of evictions or significant damage to prior rentals will not be considered. Income History Household gross income must meet or exceed $4,487 per month. Please provide your two most recent pay stubs or bank statements from the past 90 days. If household income does not meet at least 2.5x the monthly rent amount, a guarantor or additional security deposit may be needed. Credit History A credit report will be obtained for all applicants. We look for a consistent history of on-time payments. A TransUnion ResidentScore in the 'low risk' range is preferred. Applicants with significant outstanding collections or recent bankruptcies may require a co-signer or an increased security deposit. Criminal History A criminal background check is required for all applicants. An individualized assessment will be conducted for any history found. We comply with all fair housing laws and will consider mitigating evidence of good conduct or rehabilitation. Application Accuracy Any application containing inaccurate or incomplete information, or any attempt to provide false documentation, will be grounds for immediate denial. Pet Policy Pet Policy: Pets are welcome! There is a $200 non-refundable pet fee per pet due at move-in. Monthly pet rent is tiered based on each pet's "Paw Score". This allows us to offer lower rates for well-behaved, low-risk pets! Note: Breed restrictions apply per insurance. Service and ESA animals are exempt from fees with valid documentation. Smoking Policy This is a non-smoking property. Smoking or vaping of any kind is strictly prohibited inside the home or garage. Renters Insurance Tenants are required to maintain a renter's insurance policy with a minimum of $100,000 in personal liability coverage for the duration of the lease. Proof of insurance must be provided prior to move-in.
