Rent & Fees Monthly Rent: $2,500 Lease Term: 12 months Security Deposit: $2,500 (equivalent to one month's rent, due at signing) HOA Fee: Included in monthly rent no separate payment required Move-In Available Date: July 1, 2025 Early Move-In: Pro-rated rent available for tenants needing access before July 1st contact landlord to arrange Utilities Tenant is responsible for all utilities, including gas, electricity, water, sewer, trash, internet, and cable. HOA-covered services are included in rent. Appliances Included Refrigerator, stove/oven, microwave, dishwasher, washer, and dryer are provided as a courtesy and maintained in working condition. Tenant is responsible for reporting any issues promptly. Pets Pets are considered on a case-by-case basis. Tenant must request approval in writing prior to bringing any pet onto the property. Approval is at landlord's sole discretion. Unauthorized pets are grounds for lease termination. Pet terms (deposit and/or monthly pet rent) will be outlined in a separate pet addendum upon approval. Smoking This is a strictly non-smoking property. Smoking of any substance including cigarettes, cigars, cannabis, or vaping is prohibited inside the home, garage, patio, and all common areas. Violation is grounds for lease termination and forfeiture of deposit. Lease Renewal Tenant must provide written notice of intent to vacate or renew no later than 30 days prior to lease end. Month-to-month continuation after 12 months is subject to landlord approval and may be subject to a rate adjustment. General Conditions No alterations, painting, or modifications to the property without written landlord approval Tenant agrees to comply with all HOA rules and regulations Landlord retains the right to conduct periodic inspections with 24-hour notice
