Lease terms

This is a month-to-month Lease or, if preferred, it can be an annual lease. Either way is with a 45 day notice to move by either party. No cigar/cigarette smoking or illegal drugs allowed on premises. There is a 5 day grace period for your monthly payment to reach my account, if not, there will be a $100 late fee due and payable the following month Renter is responsible for all utilities including; electric, water/sewer, trash collection, a minimum of 300 mps internet services necessary for solar panels, pest control services, and weed control. (should be less than $400 /mo). There is a $50 non-refundable Application Fee. A $300 non-refundable Cleaning Deposit due before move-in. Up to two small dogs (up to 25 lbs) are allowed. There is a $300 non-refundable pet deposit per dog. A $1,000 Security Deposit due before move-in At least one person in the home must be 55 or older. Tenant must agree and adhere to all terms/conditions of Sun City Home Owner's Association (can be found online)
