This is a 12-month Lease with a 30 day notice to move by either party. No cigar/cigarette smoking or illegal drugs allowed on premises. There is a 5 day grace period for your monthly payment to reach my account, if not, there will be a $100 late fee due and payable the following month. Renter is responsible for all utilities including; electric, water/sewer, trash collection, Bi-monthly (every other month) pest control services, and monthly weed control. Owner pays for current hi-speed (300) mps Internet Service thru COX. Application Fee and Credit check through Zillow at no additional cost by Owner. A $300 non-refundable Move-out Cleaning Deposit due before move-in. Up to two small dogs (up to 40 lbs each) are allowed. There is a $300 non-refundable pet deposit per dog. A $1,500 Security Deposit due before move-in At least one person in the home must be 55 or older. Tenant must agree and adhere to all terms/conditions of Sun City Home Owner's Association (can be found online)
