Lease terms

Lease term is 12-24 months. Tenant must provide written notice to vacate at least 60 days before the end of the lease term. Tenant is responsible for all utilities: water, sewer, trash, electricity, and gas. All accounts must be in tenant's name by move-in. Tenant is responsible for lawn care, including regular mowing and watering. If the lawn is not maintained, owner may hire a service and charge the cost to the tenant. Owner covers the annual sprinkler winterization (blow-out and valve shut-off). No smoking of any kind inside the home or anywhere on the property. This includes cigarettes, vaping, marijuana, and cigars. Violations may be charged against the security deposit. Parking is available in the garage, driveway, and gravel area next to the driveway. One vehicle may park on the street in front of the home as long as it does not block the neighbor's driveway. No parking on the lawn. No abandoned or unregistered vehicles on the property. Tenant must keep the property clean and in good condition. All maintenance issues must be reported to the owner in writing. No alterations (including modifications to inside or outside of home) or repairs without owner's written approval. If a service call is made, tenant is responsible for a flat $100 service call fee. Owner covers all legitimate repair costs. Pets are allowed with prior written approval. A non-refundable pet deposit of $500 is required. Type, breed, and number of pets must be discussed and approved by the owner before move-in. Unauthorized pets are a lease violation.
