# Rental Criteria Each applicant age 18 or older must submit a separate application. ## Screening Includes * Credit history * Criminal background screening * Eviction history * Rental history and landlord references * Employment and income verification * Identity verification ## Minimum Qualifications * Gross monthly household income must be at least **3 times the monthly rent** * Verifiable income * Minimum credit score of **650** for each applicant * Positive rental history * No outstanding balances owed to previous landlords * No recent eviction judgments * Applicants must meet occupancy limits for the home ## Credit Requirement Each applicant must have a minimum credit score of **650**. Credit history will also be reviewed for payment history, collections, judgments, bankruptcies, and outstanding debt. ## Criminal History Criminal history may be considered in accordance with applicable federal, Washington State, and local laws. Applications are evaluated individually based on the nature, severity, recency, and relevance of any criminal history. ## Pets No pets are permitted. Service animals and assistance animals will be accommodated as required by applicable law. ## Smoking No smoking or vaping is permitted anywhere inside the home or on the property. ## Application Fee Applicants are responsible for any application or screening fee charged through Zillow or the screening provider. ## Comprehensive Reusable Tenant Screening Report The Landlord **does not accept** comprehensive reusable tenant screening reports. ## Reasons an Application May Be Denied * Gross monthly income less than 3 times the monthly rent * Credit score below 650 * Unsatisfactory credit history * Unsatisfactory rental history or landlord references * Recent eviction judgment * Inability to verify employment or income * False, misleading, or incomplete application information * Failure to meet occupancy requirements * Other lawful reasons permitted under applicable federal, state, or local law # Additional Lease Terms * Monthly Rent: 3,750** * Lease Term: **12 months** * Security Deposit: 3,750** * First month's rent and the security deposit are due at lease signing. * Tenant is responsible for all utilities, including electricity, natural gas, water, sewer, garbage/recycling, internet, cable (if desired), and any other utilities serving the property. * Tenant is responsible for establishing and maintaining all utility accounts in their name beginning on the lease start date. * Tenant is responsible for routine yard maintenance, including mowing, watering, weeding, leaf removal, and snow/ice removal, as applicable. * Tenant is responsible for replacing HVAC filters as needed during the tenancy. * Tenant shall routinely test smoke and carbon monoxide alarms, replace batteries as needed (unless equipped with sealed long-life batteries), and promptly notify the Landlord if any alarm is missing, damaged, or not functioning properly. * No smoking or vaping is permitted anywhere inside the home or on the property. * No pets are permitted. Service animals and assistance animals will be accommodated as required by law. * Renter's insurance with a minimum of 100,000** in personal liability coverage and 15,000 - 20,000 for personal property loss is required before move-in and must be maintained throughout the lease term. * Occupancy is limited to approved applicants listed on the lease. * Subletting and short-term rentals (including Airbnb, VRBO, or similar platforms) are prohibited without the Landlord's prior written consent.
