Lease Terms: Utilities: Resident is responsible for all utilities including electricity, water/sewer, and any optional services. Trash/Recycling: Resident is responsible for complying with local trash and recycling schedules and guidelines. Internet/Cable: Resident is responsible for arranging and paying for internet and cable services if desired. Lawn & Yard Care: Resident is responsible for routine lawn care and maintaining the yard in neat condition including mowing, edging, and weed control. Pest Control: Resident is responsible for routine pest control. Landlord will address structural or major infestations as required by law. Maintenance Requests: All maintenance requests must be submitted promptly through management. Photos or videos are encouraged for faster service. Occupancy: Only approved occupants listed on the lease may reside in the home. No subleasing without written approval. Business Use: Home is for residential use only. No commercial or short-term rental use permitted. Smoking: No smoking or vaping of any kind is permitted inside the home. Pet Policy: Pets welcome with written approval. One-time pet fee: $400. Monthly pet rent: $35 per pet. Breed restrictions may apply. All pets must be disclosed and approved in advance. Unauthorized pets are a lease violation. Rent Payments: Rent is due on the 1st of each month through the approved payment platform. Late Fees: $50 late fee after the 5th, plus $10 per day thereafter per lease terms. Returned Payments: $50 fee for returned or failed payments. Renter's Insurance: Resident is required to maintain renter's insurance with a minimum of $100,000 in liability coverage. Property owner and management company must be listed as additional insured. Liability: Resident is responsible for damages caused by misuse, neglect, or unauthorized repairs. Right of Entry: Landlord may enter with proper notice for inspections, repairs, or emergencies as allowed by law. Inspections: Periodic inspections may be conducted to ensure proper maintenance. Lease Term: 12 months preferred. After expiration lease may convert to month-to-month unless renewed. Renewal Terms: Rent and terms subject to review at renewal. All terms are subject to the executed lease agreement.
