Maintenance Requests: All maintenance requests must be submitted promptly through management. Photos or videos are encouraged for faster service. Occupancy: Only approved occupants listed on the lease may reside in the home. No subleasing without written approval. Business Use: Home is for residential use only. No commercial or short-term rental use permitted. Smoking: No smoking or vaping of any kind is permitted inside the home. Pet Policy: Pets welcome with written approval. One-time pet fee: $400. Monthly pet rent: $35 per pet. Breed restrictions may apply. All pets must be disclosed and approved in advance. Unauthorized pets are a lease violation. Rent Payments: Rent is due on the 1st of each month through the approved payment platform. Late Fees: $50 late fee after the 5th, plus $10 per day thereafter per lease terms. Returned Payments: $50 fee for returned or failed payments. Renter's Insurance: Resident is required to maintain renter's insurance with a minimum of $100,000 in liability coverage. Property owner and management company must be listed as additional insured. Liability: Resident is responsible for damages caused by misuse, neglect, or unauthorized repairs. Right of Entry: Landlord may enter with proper notice for inspections, repairs, or emergencies as allowed by law. Inspections: Periodic inspections may be conducted to ensure proper maintenance.
