Lease terms

Lease Terms One-year lease required. Monthly rent due on the 1st of each month. Security deposit required (amount to be provided upon application). Tenant is responsible for PG&E (gas and electric). Water charges may be billed to the tenant in accordance with applicable California and San Francisco laws and the terms of the lease. Renter's insurance is required for the duration of the tenancy and must be maintained throughout the lease term. This is a non-smoking property. Smoking, vaping, and the use of any tobacco or cannabis products is prohibited anywhere on the property where prohibited by the lease and building rules. No pets. No parking included. Coin-operated laundry available in the building. Tenants must maintain the premises in a clean and sanitary condition and promptly report any maintenance concerns. Subletting, short-term rentals (including Airbnb or similar platforms), and assignment of the lease are prohibited without the landlord's prior written consent. Tenant shall comply with all building rules and regulations, including maintaining quiet enjoyment for neighboring residents. A minimum of thirty (30) days' written notice is required prior to vacating the premises, or as otherwise required by California law and the lease agreement. All notices, maintenance requests, and other communications should be submitted in writing via email to the property manager/owner. Prospective tenants will be required to complete an application, authorize a credit and background screening, and provide proof of income and satisfactory rental history.
