Lease terms

LEASE TERMS Monthly rent: $1,200 Security deposit: $1,200 Tenant is responsible for ALL utilities, including electricity, water, and HRSD/sewer. No smoking or vaping inside the rental. No illegal activity permitted on the property. Tenant is responsible for keeping the rental clean and sanitary and for any damage beyond normal wear and tear caused by the tenant, occupants, guests, or pets. No unauthorized occupants or subleasing without landlord approval. Pets must be approved by the landlord prior to move-in. Tenant is responsible for maintaining any utilities and services in their name throughout the lease. Tenant must promptly report maintenance issues, leaks, water damage, or other problems to the landlord. No alterations, painting, remodeling, or installation of fixtures without landlord approval. Tenant is responsible for their personal belongings and is encouraged to obtain renter's insurance. Tenant must follow all applicable laws and reasonable property rules. Tenant is responsible for returning the property in clean condition at move-out and returning all keys/access devices. Shed/storage access is available only if specifically included in the rental agreement. Landlord may enter the property as permitted by Virginia law for inspections, repairs, maintenance, or other lawful purposes. Lease violations may result in notices and other remedies permitted under Virginia law.
