For this rental, the lease term runs from October 1, 2026, through May 20, 2027, The monthly rent amount will be $2500. Payment is due on the 1st of each month with a 5 day grace period. There will be a $250 late fee if the rent is received after the 6th of the month. There is a $2500 refundable deposit due @ leasing signing and will be returned in full provided the home looks like it did on the first day of rental. Accepted payment methods, and any penalties for late payments are Zelle, Venmo, Bank Deposits ( Wells Fargo, Bank of America). Tenants are 100% responsible for all utilities. Water, Sewer, Trash $85 month, Cable / Internet $100 Electric & Gas (Varies based on Usage) Renters are responsible for all minor maintenance issues; lightbulbs, clogged toilets, sinks etc. Additionally, if you have pets on the property, you are responsible for cleaning up after them inside & out. Finally, the key to a great relationship is communicating! if there are any issues please reach out to me and we will resolve them together. Before moving in, you will have a chance to inspect the property and document any existing items to help avoid disputes when the lease ends.
