Lease terms

This lease is for a minimum of 3 months, 6 months. NOT month-to-month. It requires a security deposit(refundable),(and is not the last months rent). Does not include utility costs, cleaning fee, and renter's insurance. Renter must show proof of insurance and list Landlord as "interested party" to insure insurance company notifies Landlord of any cancellation. The lease include access to pool, gym and any activities the community has. No smoking of any type, parking would be in the street, driveway or occasionally the garage. No pets allowed and I prefer no guests in house. Renter must include a cleaning non-refundable cleaning deposit. Tenant is responsible for diligent care and respect of home throughout by cleaning kitchen appropriately and bathroom (hall bathroom is 99% the tenant usage, but not limited to others using it occasionally). No boyfriends over, late guests or unannounced visitors. Tenant will share home with Landlord, who prefers a quiet, clean and tidy home. All areas are available to the tenant, except the master bedroom and the Landlord's office.
