Lease terms

Monthly Rent & Security Deposit Rent is $2,100/month, due on the 1st of each month. A security deposit of $1,000 is due on the day of signing. Late payments will incur a late fee of $100 in accordance with Colorado law. Late fees will only be applied if rent is not paid within 7 calendar days after the due date. A background check and a credit check will be performed at the expense of the applicant prior to approval. Lease Duration The lease is month-to-month for flexibility. Either party may terminate the lease with at least 21 days written notice before the end of the current month. Any changes to the lease or occupants must be submitted in writing and approved by the landlord and will take effect on the 1st of the next billing cycle. Occupancy & Restrictions Maximum of two approved tenants may occupy the residence. Only individuals listed on the lease are allowed to reside in the home. No illegal activities, or subletting are permitted without the Landlord's prior written consent. No pets allowed. No smoking, vaping or drug use is allowed inside the home or anywhere around the property perimeter. No manufacturing or dealing of drugs is allowed. Tenants are required to carry renters insurance throughout the duration of occupancy. Utilities & Services Tenants are responsible for all utilities, including: Power and gas (Xcel Energy) Wired fiber-optic internet Water Trash collection Maintenance & Repairs Landlord will change out the air filter every 3 months with 24-hour notice. If a repair is needed, tenants must notify the landlord immediately. If a repair needs to occur from an at fault incident of the tenant, payments may be deducted out of the security deposit if the tenant is unable to pay for the repair itself. Parking The townhome includes a 1-car garage. Additional street parking is available in the neighborhood. Landlord Access The landlord will provide at least 24 hours notice before entering the unit, unless it's an emergency.
