Lease terms

* Minimum 12-month lease. * Solar included at no additional cost to the tenant, helping reduce electricity expenses. * Tenant responsible for electricity (beyond solar generation), natural gas, water, sewer, trash, internet/cable, and all other utilities. * No HOA. * Pets welcome with landlord approval. Breed and size restrictions may apply. Additional pet deposit and/or pet rent may apply. * No smoking or vaping anywhere inside the home or garage. * Tenant responsible for maintaining the front and back yard, including watering, mowing, trimming, and general landscaping. * Attached two-car garage plus driveway parking included. * Washer, dryer, refrigerator, and microwave are provided for tenant convenience. Damage caused by tenant misuse or negligence is the tenant's responsibility. * Good credit, verifiable income, satisfactory rental history, and background screening required for all applicants age 18 and older. * No subleasing or short-term rentals (including Airbnb or VRBO) without prior written landlord approval. * Tenant responsible for replacing HVAC air filters and maintaining the property in clean, good condition throughout the lease. * Tenant shall promptly notify the landlord of any maintenance or repair issues. Failure to report a maintenance issue that results in additional damage may make the tenant responsible for the resulting damages. * Tenant is responsible for the cost of clearing plumbing stoppages or sewer backups caused by misuse, negligence, or improper disposal of grease, oil, wipes, paper towels, feminine hygiene products, foreign objects, or similar materials. Plumbing issues resulting from normal wear and tear, tree roots, aging pipes, or other structural conditions are the responsibility of the landlord.
