Lease terms
1. Lease Term Landlord prefers a 12-month lease term; however, the lease length is negotiable and may be adjusted upon mutual written agreement between Landlord and Tenant. 2. Rent & Included Utilities Monthly rent shall include the following utilities and services at no additional cost to Tenant: * Water * Electricity * Wi-Fi Internet Tenant agrees to use utilities responsibly and in a reasonable manner. Excessive or abnormal utility usage beyond standard residential consumption may result in additional charges at Landlord's discretion. 3. Security Deposit & Move-In Costs Tenant shall pay the following upon execution of the Lease Agreement: * First Month's Rent * Security Deposit Possession of the premises will not be granted until all required funds have been paid in full and cleared. 4. Rent Payment Monthly rent is due on the 1st day of each month and shall be paid in the manner specified by Landlord. 5. Late Fees If rent is not received by the 5th day of the month, a late fee of $50.00 will be assessed. Continued nonpayment may result in additional legal action as permitted under Florida law. 6. Occupancy The premises shall be used solely as a private residential studio apartment. Occupancy is limited to approved tenant(s) listed on the lease agreement. No additional occupants are permitted without Landlord's prior written approval. 7. Guest Policy Guests staying more than 7 consecutive days or more than 14 days in any 30-day period must receive prior written approval from Landlord. 8. Smoking Policy Smoking and vaping of any kind are strictly prohibited inside the studio apartment and within designated areas of the property unless otherwise approved in writing by Landlord. 9. Pets No pets shall be permitted on the premises without prior written approval from Landlord. Unauthorized pets may constitute a violation of the lease agreement and may result in additional fees or termination. 10. Parking Tenant shall park only in designated parking areas assigned by Landlord. No commercial vehicles, trailers, boats, or inoperable vehicles are permitted without prior written approval. 11. Maintenance & Repairs Tenant agrees to keep the premises clean, sanitary, and in good condition. Tenant shall promptly notify Landlord of any maintenance issues, repairs, or damages. Tenant is responsible for damages caused by negligence, misuse, or abuse. 12. Alterations Tenant shall not make any alterations, modifications, or improvements to the premises without prior written consent from Landlord. 13. Quiet Enjoyment Tenant agrees to conduct themselves in a manner that does not disturb neighbors or surrounding occupants. Excessive noise, disturbances, or illegal activity are prohibited. 14. Default Failure to comply with any lease terms, including failure to pay rent, may constitute default and may result in termination of tenancy in accordance with Florida law.
