Owner pays renters insurance, if you would like your own we welcome that as well! Renter will pay all bills including electric, water, trash, and lawn care. Pets are limited to two small dogs only. Under 40lb. No smoking inside the home will be permitted. Lawn care must be kept up with and will be reinforced by the property manager. Rent must be paid on the first of every month, I allow a three day grace period, after that it is $50 a day, once you've reached $250 you will be evicted. This is a year long lease, if the lease is broken before 6 months up to 6 months lease payments must be paid. For examples if you break your lease on month four, you will have to pay an additional two months rent, and loss of deposit. If you wish to break your lease after 6 months you will automatically lose your deposit. These are the main rules on our lease agreement, will go over in full upon signing.
