Lease terms

12-month lease preferred. First month's rent and security deposit are due at lease signing. Owner pays water, garbage, HOA dues, and included parking. Tenant pays PG&E electricity/gas and internet/cable directly. Comcast coax port is available, but internet subscription is not included. No smoking or vaping. No pets, except assistance animals as required by applicable law. No subleasing, short-term rental, or Airbnb-style use. Tenant must comply with HOA/community rules. Tenant is responsible for keeping the home clean and sanitary, using all appliances, plumbing, electrical, gas, bathroom, window, and mechanical systems properly, replacing ordinary consumables such as light bulbs, remote batteries, and HVAC filters as needed, and promptly reporting maintenance issues. Owner is responsible for required repairs, except tenant is responsible for damage, clogs, service calls, or repair costs caused by tenant misuse, negligence, failure to report issues promptly, or damage caused by tenant, occupants, or guests. Renters insurance is required before move-in and must remain active during the lease term.
