Lease Terms & Policies Lease Term: 12-month lease preferred. Shorter lease terms may be considered for an additional monthly fee. Application Requirements: All applicants 18 years and older must complete a rental application. Income, employment, credit, background, and rental history will be verified. Housing Choice Voucher (Section 8) applicants are welcome. Move-In Requirements: First month's rent and the required security deposit are due before move-in. Qualified applicants who move in before August 1 will receive no pet deposit or pet fees as part of a limited-time move-in special. Pet Policy: Pets are welcome with landlord approval. Breed, size, and number of pets may be subject to restrictions. All pets must be properly licensed and vaccinated. Smoking Policy: This is a smoke-free property. Smoking or vaping is not permitted inside the apartment. Parking: Assigned parking is available. Guest parking is subject to availability and community rules. Utilities: Tenant is responsible for electricity, cable, internet, and any other utilities not specifically included in the lease. Please ask which utilities are included. Maintenance Responsibilities: The landlord is responsible for major repairs and maintenance. Tenants are responsible for keeping the apartment clean, replacing light bulbs and air-conditioning filters as needed, disposing of trash properly, and promptly reporting maintenance issues or leaks. Occupancy: Occupancy is limited according to local housing regulations and lease terms. Rent Payments: Rent is due on the first day of each month. Late fees may apply if rent is not received within the grace period specified in the lease. Property Rules: Tenants agree to respect neighbors, keep noise to a minimum, maintain the property in good condition, and comply with all community rules and local ordinances.
