Lease terms

* Lease Term: 12-month lease required. * Monthly Rent: $1,750, due on the 1st of each month. * Security Deposit: $1,650, due prior to move-in. * Parking: One (1) assigned parking space and one (1) private garage are included. * Utilities: Owner pays water and trash. Tenant is responsible for electricity, gas, internet, cable, and any other utilities. * Occupancy: Maximum of two (2) occupants. * Smoking: No smoking or vaping of any kind inside the unit or garage. * Pets: No pets permitted unless approved in writing or required by applicable law. * Renters Insurance: Required before move-in and must remain active throughout the lease term. * Maintenance: Tenant agrees to keep the unit clean and sanitary and promptly report any maintenance issues. Tenant is responsible for damages beyond normal wear and tear. * Alterations: No painting, remodeling, satellite dishes, or alterations without the owner's prior written approval. * Noise: Tenant agrees to maintain a peaceful environment and comply with all community noise regulations. * Subleasing: Subleasing or assigning the lease is strictly prohibited without the owner's written consent. * Application Requirements: * Minimum 620 credit score * No prior evictions * Income of at least 2x the monthly rent * Employment verification * Credit report and income documentation required * Move-In Funds: First month's rent and the full security deposit must be paid and cleared before keys are released. * Early Termination: Tenant remains responsible for rent and other obligations under the lease unless otherwise agreed to in writing by the landlord or as required by California law
