Utility Arrangements and Charges: Trash Collection: A fee of $30 per month will be charged to the tenant for trash collection services. Water : The water connection is on the landlord account, and landlord will bill the tenant 66% of the water bill to the tenant, the 33% is billed to the ADU that is rented separately. Electricity: The tenant is responsible for setting up their own electricity account with Tucson Electric Power (TEP). The property includes a sub-meter for the ADU. The owner will reimburse the tenant for the electricity usage of the ADU as reflected on this sub-meter. Gas Service: The tenant needs to establish their own connection with Southwest Gas. As the main house uses gas for heating and also supplies hot water to the ADU, the owner will provide a monthly credit of $15 to the tenant. This is to compensate for the gas used in heating water that benefits the ADU. Please note that these arrangements ensure a fair distribution of utility costs, considering the shared services between the main house and the ADU. The tenant is advised to review these terms carefully to understand their obligations and entitlements regarding utility payments.
