All other utilities are paid directly by the tenant to the provider. *Renters Insurance required *NO PETS!! There is a $50 per day fee for violating this policy *NO Smoking, E-Cigarettes or Vaping, including medical cannabis! Fine is $200 per instance for violating this policy *ALL APPLICANTS must pass a Credit and background check (Credit under 600 will NOT be accepted), have 2 years positive verifiable rental history or mortgage payment history, and combined gross income of 3X Rent. NO Evictions or Rent Collections. *$50 Non-refundable application fee per adult *$200 Lease Initiation Fee due upon lease signing. All Spectrum Realty & Property Management residents are enrolled in the Resident Benefits Package (RBP) which includes: Renters Insurance, Resident Portal access, A one-time late fee waiver, credit building, $1M Identity Protection, Quarterly HVAC air filter delivery, move-in utility concierge service, resident rewards program, and more! Self Coverage for Renter's Insurance is an option.
