When I bought the home in 2020 I painted the entire interior and replaced all light fixtures LED lighting. The house was recently updated to hardwood floors before I purchased the house in 2020. I replaced the stove, top dishwasher and garbage disposal. Just recently the microwave and oven have been replaced. I installed dual zone air-conditioning and heating in 2023. The backyard is very low maintenance with artificial grass. Recently installed a smart sprinkler system in the front yard. Three car garage with RV access and you can easily fit four cars on the driveway. I'm sure I'm forgetting upgrades that I've done to the house, but it is very low maintenance.

I would prefer at least a 12 month term and after that at least a three month notice if you are moving out. There will be a contract which will outline all of this. I prefer to keep in the rent, cost the water, sewer, garbage, Pool Cleaner weekly, and monthly pest control. Self lawn maintenance is negotiable. However, I would prefer if you used my lawnmower as to keep down the weed in the front yard. Also, I would not mind stopping by to do tree and weed maintenance.
