Lease terms

1. Rent Payment: Tenant agrees to pay a monthly rent of $1300, due on the 1st of each month. 2. Utilities: Tenant is responsible for all utilities, including but not limited to: o Gas o Water o Electricity o Trash removal o Internet & Cable 3. Smoking Policy: Smoking is strictly prohibited inside the unit, including the interior of the duplex, common areas, and any attached garages. Smoking is only permitted in outdoor areas designated by the landlord. 4. Lawn Care: The landlord will provide lawn care and maintenance for the property, including mowing, trimming, and general upkeep of the yard. Tenant is responsible for keeping the yard tidy and free of personal items. 5. Security Deposit: A security deposit of $1,000 is required at the time of signing the lease. This deposit will be returned to the tenant upon the end of the lease, subject to the condition of the unit. 6. Pets: Pets less than 25 lbs are welcome with non- refundable pet deposit of $250 per pet. 7. Maintenance & Repairs: Tenant is responsible for minor upkeep within the unit, including replacing light bulbs, air filters, etc. Major repairs should be reported to the landlord in a timely manner. 8. Term of Lease: The lease term is for 1 year. Renewal terms can be discussed prior to the end of the lease.
