Lease terms

Trash Service: Tenant is responsible for placing trash and recycling containers at the curb on the scheduled collection day and returning the containers promptly after pickup. Tenants must keep the property free of excessive trash and dispose of all waste properly. Utilities: Unless otherwise stated in writing, the tenant is responsible for establishing and paying for all utilities, including electricity, gas, water, sewer, trash service, internet, and cable, if applicable. Snow Removal: Tenant is responsible for removing snow and ice from all sidewalks, walkways, driveways, and entryways within 24 hours of snowfall or as required by local ordinances. Salt or ice melt should be used as needed to maintain safe walking surfaces. Pets: Pets are permitted only with the landlord's prior written approval. A monthly pet fee of $50 per approved pet will be added to the rent. Tenants are responsible for any damage caused by their pets and must clean up all pet waste immediately. Unauthorized pets are considered a lease violation. Lease Termination: If the tenant wishes to terminate the lease early, a minimum of 30 days' written notice is required. Early termination is subject to the terms of the lease and does not release the tenant from financial obligations unless agreed to in writing by the landlord. Any applicable early termination fees or unpaid rent remain the tenant's responsibility. Property Maintenance: Tenant agrees to keep the property clean and in good condition, promptly report maintenance issues, replace HVAC filters as directed, and be responsible for damage caused by negligence or misuse. Smoking: Smoking or vaping of any kind is prohibited inside the home, garage, and any enclosed areas of the property. Late Rent: Rent is due on the date specified in the lease. Any late fees will be assessed according to the lease agreement and applicable state law. Occupancy: Only individuals listed on the lease may reside at the property. Long-term guests staying beyond the period allowed in the lease require the landlord's written approval.
