Lease terms

Rent: $2,700 per month, due on the 1st of each month. Late fee of $75 applies after the 5th. Lease Length: 12-month term minimum. Longer term negotiable Security Deposit: $2,700 (one month's rent), refundable per state law following move-out inspection. Utilities: All utilities are the tenant's responsibility, including electricity, gas, water, sewer, trash, internet, and cable. Tenant must place accounts in their name before move-in. Pets: No pets permitted. This includes cats, dogs, and other animals, whether visiting or residing. Certified service and assistance animals are accommodated as required by fair housing law. Smoking: No smoking or vaping inside the home or garage. Occupancy: Limited to approved applicants listed on the lease. Guests staying longer than 14 consecutive days require written approval. Community Amenities: Tenant receives full access to the neighborhood Recreation Center and Field House. Tenant is responsible for following all facility rules and any membership registration required by the HOA or community association. Maintenance: Tenant handles routine upkeep including lawn care, snow removal, and replacing light bulbs and air filters. Landlord covers major systems, appliances, and structural repairs. Tenant must report issues promptly in writing. Renter's Insurance: Required, with minimum $100,000 liability coverage. Proof due before keys are released. Alterations: No painting, mounting, or modifications without written landlord approval. Application Requirements: Credit and background check, income of at least 2x monthly rent. Move-In Cost Summary: First month's rent ($2,700) plus security deposit ($2,700) = $5,400 due at signing.
