Lease terms

Lease length: Standard lease is 12 months. Move-in costs: First month's rent + security deposit due at lease signing. (Any additional deposits/fees, if applicable, will be disclosed before approval.) Security deposit: Fully refundable minus any documented damages beyond normal wear and tear, plus any unpaid rent/fees per the lease. Utilities: Tenant is responsible for all utilities unless otherwise stated. (Details provided in the lease so there are no surprises.) Maintenance & repairs: Landlord handles major systems; tenant is expected to submit maintenance requests promptly and keep the home in good condition. Pets: Allowed - please see terms Smoking: No smoking inside the home (and typically not in garage/patio if you allow any exceptions, state them). Renter's insurance: Required (common minimum is $100k liability). Proof due before move-in. Occupancy: Home is for approved occupants only. Long-term guests may be limited per lease. Pool Maintenance: Included in monthly dues Subleasing/Airbnb: Not allowed. Late fees & returned payments: Fees apply as outlined in the lease and per local law. Renewal terms: Lease renewal is not automatic; terms and rent (if adjusted) will be discussed prior to lease end. Application screening: All adults (18+) must apply. Screening typically includes credit, income verification, background check.
