Lease Terms & Rental Requirements - Lease Term: Minimum 1-year lease - Security Deposit: $1,200 - Smoking Policy: No smoking or vaping is permitted inside the home. - Utilities: Tenant is responsible for Electric, Gas, Water, Sewer, and Trash services. - Water Deposit: A $300 water deposit is required prior to move-in. Payment plan options are available, allowing the deposit to be divided into three (3) equal monthly payments with management approval. The $300 water deposit may be refunded at the end of the lease term, provided the water account remains current, there are no past-due balances, and the tenant has fully complied with all terms and conditions of the lease agreement. - Appliances Included: Electric stove, electric oven, and refrigerator. - Renters Insurance: Tenant must maintain active renters insurance throughout the duration of the lease and provide proof of coverage prior to move-in. - Lawn Care: Tenant is responsible for maintaining the lawn and keeping the exterior of the property clean and free of debris. - Rental Qualifications: No prior evictions or eviction filings. - Housing Vouchers: Section 8 / Housing Choice Vouchers are welcome. - Application Requirements: All applicants 18 years of age or older must complete a rental application and pass the required screening process. - Move-In Funds: Security deposit, approved move-in funds, and any required fees are due prior to receiving possession of the property. - Additional Terms: Other terms, fees, rules, and resident responsibilities will be outlined in the Residential Lease Agreement and any applicable addenda.
