Separate Living Spaces: The Landlord resides in a private, fully separated basement living area with its own private entrance. The Tenant's leased premises consist solely of the main level of the property. There are no shared interior common areas, and the Landlord does not access the Tenant's living areas for daily activities. Landlord Background: The Landlord is a University of Georgia student who lives on site for convenience and proximity to campus. This creates a comfortable, student friendly environment with a respectful and easygoing living dynamic. Utilities: The Property operates on shared utility systems. All utilities (electricity, water, trash, sewer, and internet) are billed to a single account in the Landlord's name. Each of the Tenants will pay 25% of the total monthly utility charges, due within 7 days of receiving the monthly bill amount from the Landlord. Privacy & Boundaries: Both parties agree to respect each other's private living spaces. The Landlord will not enter the Tenant's leased areas except as permitted by law or in emergencies. The Tenant will not enter the Landlord's private basement living area. Maintenance Responsibilities: Each party is responsible for cleanliness and upkeep of their respective private areas. Shared exterior areas (yard, driveway, porch) must be maintained respectfully by both parties. Any damage caused by the Tenant, their guests, or their pets will be repaired at the Tenant's expense.
