Lease terms

* Preference given to applicants seeking an 18 24 month lease. * No smoking tobacco is permitted inside the home. * Tenant is responsible for snow and ice removal from the driveway and walkways. A snowblower is provided for tenant use and must be returned in good condition, normal wear and tear excepted. Tenant is responsible for proper use and care of the equipment. * House-trained dogs, including large dogs, are welcome with prior landlord approval. Cats are not permitted. The fully fenced backyard is shared with neighboring townhome owners. Tenants are responsible for supervising their pets at all times, cleaning up pet waste, and complying with all pet rules. Any damage caused by a pet is the tenant's responsibility and is not considered normal wear and tear. Landlord is not responsible for pets that escape from the shared yard. * Furnishings: Furnishings and household items provided with the rental must remain at the property and be returned in good condition, normal wear and tear excepted. Tenant is responsible for any loss or damage beyond normal wear and tear. *Occupancy: Only individuals listed on the lease and approved through the rental application and screening process may reside at the property. Guests may not establish residency, receive mail, move belongings into the property, or remain at the property beyond 14 consecutive days or 30 cumulative days within any 12-month period without prior written landlord approval and completion of any required screening. * Tenant is responsible for placing trash and recycling out for collection and securing all trash in the provided bear box to prevent wildlife access. * Tenant must promptly notify landlord of leaks, plumbing issues, appliance problems, or other maintenance concerns to help prevent additional damage. * Alterations: No alterations, modifications, or installations may be made without prior written landlord approval, including painting, mounting TVs, installing shelves, security cameras, satellite dishes, fixtures, or making holes in walls beyond normal picture hanging. Tenant is responsible for all utilities, including electricity, water, gas/energy, trash service, mail, and internet.
