Lease terms

12-month lease required. All applicants age 18 or older are subject to a rental application, credit check, background screening, income verification, rental history verification, and landlord reference check. Applicants may be required to provide valid identification, proof of income, and authorization to complete the screening process. Tenant is responsible for all utilities and must maintain the home in a clean, sanitary, and well-kept condition throughout the tenancy. No pets are permitted. No smoking or vaping is allowed inside the home or garage. Tenant is responsible for damage caused by the tenant, household members, occupants, or guests, including damage resulting from misuse, negligence, abuse, or failure to promptly report maintenance concerns. Damage beyond normal wear and tear may be deducted from the security deposit. Any repair costs exceeding the security deposit will remain the tenant's responsibility. No painting, alterations, large wall mounting, fixture changes, or modifications may be made without prior written approval from the property owner. Tenant is responsible for routine cleanliness, proper care of appliances and fixtures, reasonable yard upkeep, and compliance with all applicable HOA and community rules. Maintenance concerns, leaks, plumbing issues, water damage, or other problems must be reported promptly to prevent additional damage. The home must be returned at move-out in a clean and well-maintained condition. All personal belongings and trash must be removed, and all keys, mailbox keys, and garage remotes must be returned. Renters insurance is required throughout the lease term. No unauthorized occupants, subleasing, short-term rentals, or illegal activity are permitted on the property.
