Lease terms

12 month lease required. 1st and Last month's rent plus expense deposit of $1,995 due by September 1st. Maximum occupancy is 2 people. Pet expense deposit is $500. Pet rent is $35/month. Only maximum of one well-behaved, friendly dog allowed. Utilities are billed by the owner and are due at the time of rent payment each month. Tenant is expected to maintain mowing of the small yard and weeding of the patio area at least twice a month from May through October. All deposits are refundable at the end of the lease as long as there are no damages, unpaid rent or utilities due. Rent will be collected through a company called Turbo Tenant. When you set up your account with them you will have the option to have your on-time rent payments improve your credit rating. There is one off-street parking space within the fenced yard. Absolutely no smoking of any kind is allowed on the premises.
