Lease Terms: Landscape maintenance is the tenant's responsibility and must be returned in the same condition as at the start of the lease. Tenant is responsible for all utilities Year 2 rent is expected to increase by 10%. First month's rent, last month's rent, and security deposit are due at move-in. Pets allowed subject to landlord approval. Non-refundable move-in fee may apply. Income, Credit, and Employment Requirements: Proof of verifiable employment and/or income is required. Gross monthly income should generally be at least 3x the monthly rent. Applicants should not have excessive debt that could affect rent payments. Good credit history is required; generally, a score of 680+ is preferred, though mitigating factors or additional deposits may be considered. Court Records and Rental History: Applicants with a history of criminal activity (arrests or convictions) may be denied tenancy. Rental history is required; good references from prior landlords preferred. No prior evictions on applicant(s) record. Miscellaneous Rules and Preferences: Pets considered on a case-by-case basis. Tenant is responsible for professional move-out cleaning, including carpets and windows. This is a NO SMOKING property. Shoe-free policy preferred inside the home. Tenant is responsible for electricity, cable, and internet. Tenant must comply with all community rules and regulations. Required Documentation: Positive government-issued ID for all occupants 18 years and older. Completed application for each adult occupant. Proof of ability to pay rent and deposit at lease signing; proof of funds may be requested. Proof of income may include: Most recent pay stubs Tax returns for self-employed applicants Investment or Social Security documents for retired applicants Other verifiable income sources (child or spousal support, trust income, etc.) Non-refundable screening and/or move-in fees may apply.
