      This is a great house so only well behaved tenants need apply. We expect you to treat our house with utmost care. Must make 3.5 times the rental income which will be verified. Rental history and background will be searched as well. Must have a credit score of 700+. No smoking inside allowed! Nail holes limited to hanging pictures, etc are okay. NO holes to hang a TV or any large screws. If the hole would need patching, it is not allowed. There is a front porch as well as a back concrete patio for entertaining. The driveway fits 2 cars, can squeeze in a third car and parking in front of the house and around the cul-du-sac. Pets must be well behaved. Tenant pays for their own utilities-internet and the electricity/water/sewer is combined though HSV Utilities. Tenant is responsible for upkeep and lawn. Owner will be leaving all lawn equipment in the shed for tenant use. All equipment is electric. Tenant will be responsible for normal daily use and upkeep-mowing lawn, changing your own lightbulbs, plunging your own toilet, taking out the trash, etc. Everything is in working order when you move in. Owner pays for pest control. Owner will pay for any handyman should a problem arise. Please consult with landlord FIRST. Owner will be providing all the major appliances + additional smaller ones that come with the house, all of which are for use by the tenant. Only refrigerator/stove/dishwasher will be replaced. The smaller appliances (coffee pot, foreman grill, etc.) if they get broken, will not be. Can be short or long term rental. If shorter than 6 months, you will need to pay first and last months rent as well as a one month deposit, which can be refundable.
