Lease Terms - Lease Term: Initial 12-month lease, converting to a month-to-month tenancy thereafter unless otherwise agreed upon by both parties. - Security Deposit: A security deposit equal to one month's rent is required prior to move-in. - Rent & Utilities: The property owner provides trash collection. The tenant is responsible for electricity and water service. Water is billed at a straight pass through rate of $73 per month (2026 rate), plus any applicable overage charges and increases. - Additional Services: Tenants are responsible for arranging and paying for any additional services they choose, including internet, cable television, and telephone service. - Renter's Insurance: Tenants are required to maintain a valid renter's insurance policy throughout the lease term and provide proof of coverage upon request. - No Smoking: This is a smoke-free apartment. Smoking or vaping is not permitted anywhere inside the unit. - No Pets: Pets and animals are not permitted in the apartment.
