Lease terms

To help ensure a safe, clean, and enjoyable living environment for everyone, the following lease terms apply: Utilities: Tenant is responsible for all utilities, including electricity, water, sewer, and internet service, which are available through Tullahoma Utilities Authority (TUA). Rent Payments: Rent must be paid via ACH (electronic bank transfer) only. Cash, personal checks, cashier's checks, and money orders are not accepted. Pet Policy: Up to three (3) pets are permitted with landlord approval ($250 pet deposit per pet). Additional pet terms, fees, or restrictions may apply. No Smoking: Smoking or vaping of any kind is strictly prohibited inside the home or on the property. Illegal Activity: The possession, use, manufacture, or distribution of illegal narcotics or controlled substances on the property is strictly prohibited and constitutes a violation of the lease. Gatherings: To maintain a quiet and respectful neighborhood, large parties or gatherings are not permitted. Tenants are expected to be considerate of neighbors and comply with all applicable noise ordinances. Property Care: Tenants are expected to maintain the property in a clean, safe, and sanitary condition and promptly report any maintenance concerns.
