Lease terms

RENTAL TERMS & POLICIES Rent: $1,750 per month Security Deposit: $1,750 Lease Term: 12 months Utilities: Tenant is responsible for establishing and maintaining all required utility accounts and paying associated utility costs, including trash service. Parking: Parking is available in the two-car detached garage. Parking is not permitted in the designated fire lane located at the rear of the property. Smoking: Absolutely no smoking or vaping inside the home, garage, or other enclosed areas of the property. Pets: Only dogs permitted. No cats allowed. Assistance animals will be handled in accordance with applicable fair-housing requirements. Lawn & Landscaping: Tenant is responsible for routine lawn mowing. Owner will provide weeding and general landscaping services. Renter's Insurance: Tenant is required to maintain renter's insurance with personal liability coverage throughout the lease term. Proof of active coverage must be provided prior to move-in and upon reasonable request during the tenancy. Alterations: Painting the walls and changing or rekeying the locks are not permitted. Hanging or installing fixtures, satellite equipment, or similar equipment requires prior written approval from the owner. Maintenance & Property Care: Tenants are required to promptly report leaks, plumbing problems, electrical issues, HVAC failures, water intrusion, or other conditions requiring repair or attention. Tenants are responsible for damage caused by the tenant, occupants, or guests beyond ordinary wear and tear, as provided by the lease and applicable law. Included Appliances & Features: Refrigerator, stove/range, clothing washer & dryer, dishwasher, food pantry, two-car detached garage, and unfinished basement storage. Prospective tenants are encouraged to review all rental terms and requirements before applying. RENTAL QUALIFICATION CRITERIA Applicants must meet the following minimum requirements: Credit: Minimum credit score of 650. Income: Verifiable gross household income must equal at least 3 times the monthly rent. Lawful income will be considered regardless of source. Residential History: Applicants must provide up to 5 years of residential history, including prior landlord or property manager contact information when applicable. Rental History: Rental history may be reviewed for timely rent payments, lease compliance, outstanding landlord balances, proper notice before move-out, and documented property damage beyond normal wear and tear. Occupancy: All occupants must be disclosed. Each occupant age 18 or older must complete a separate rental application, complete applicable screening, and be listed on and sign the lease. Eviction History: Eviction and housing court records may be reviewed. The circumstances and final disposition of any case may be considered. Criminal Background: Criminal history may be considered when reasonably related to the safety of persons or property or the applicant's ability to comply with lease obligations. Relevant factors may include the nature and severity of the offense, case disposition, time elapsed, and subsequent conduct. An arrest alone will not automatically disqualify an applicant. Pet Policy: Only dogs permitted. No cats allowed. Disability-related assistance animal requests will be handled in accordance with applicable fair housing requirements. Smoking: No smoking or vaping inside the residence. Application Verification: Applicants must provide sufficient information to verify identity, income, residential history, and other material information provided on the application. Material falsification or intentional omission of information may result in denial. Fair Housing: Applications will be evaluated in accordance with applicable federal, state, and local fair housing laws.
