The Space: Three floors 1st Floor: Entry level with a guest bedroom and full bathroom. 2nd Floor: Fully equipped kitchen, dining table for eight, living room with 75" Insignia Smart TV, private balcony with bistro seating, and a half bath. 3rd Floor: Primary loft bedroom with ensuite bathroom. Sleeping Arrangements: All bedrooms include 50" Smart TVs, Helix mattresses, and California Design Den bedding. Primary Loft: 1 King bed + 1 Queen sofa bed First-Floor Bedroom: 1 King bed Living Room: 2 Twin sleeper chairs + 75" 4K Smart TV Key Amenities: Parking: Attached garage with 1 dedicated space Laundry: In-unit washer/dryer with detergent Entertainment: Smart TVs throughout; Scrabble and Dominos provided Guest Access: Entry is via a smart lock. Check-in details and your code will be sent the morning of arrival after completing the required check-in form. NoiseAware monitors noise levels only (no audio recording) to ensure respectful use and detect fire alarms. Additional Notes: Please review the full listing before booking. After reserving, you must complete and sign the check-in form (ID upload, selfie verification, and house rule agreement). Access codes are only issued once this is complete. Two exterior security cameras: doorbell and garage. Reservations may be terminated mid-stay for violation of house rules. House Rules: Check-In / Check-Out Check-in: 4:00 PM or later Check-out: 11:00 AM Late check-outs will incur $100 per 15 minutes if cleaners arrive and the property is not vacated. Guest Requirements: Primary guest must be 25+ with a complete booking profile (email, phone, and clear profile photo). Noise: Quiet residential area with community noise monitoring. NoiseAware monitors volume levels only. No parties or events. Decorations must not damage walls; no tape, confetti, or glitter. Additional cleaning fees apply if used. Pets: No pets allowed. Unauthorized pets: $250 per pet plus additional cleaning fees. Property not guaranteed allergen-free due to prior service animals. Damage: All damage must be reported before check-out. Guests are financially responsible for damage, missing items, or excessive cleaning. Do not remove furnishings, linens, dishes, or any items from the home. Smoking: 100% smoke-free property (inside and outside). Smoking must occur off-premises on public property. Evidence of smoking: up to $2,000 remediation fee. Illegal Activity: No illegal substances or activity. Violations result in immediate eviction and possible law enforcement involvement. Security: Outdoor video surveillance in common exterior areas for guest and property safety. Filming: All photo/film/TV/music video shoots require prior approval and separate pricing. Insurance: Consider travel insurance for flexibility with cancellations or changes. Standard cancellation policy applies.
