Pets will be considered on a case by case basis. A pet interview may be required. No aggressive breeds. Pet deposit and pet rent will be required. No smoking. First months rent due prior to move-in and deposit due with lease signing. $195 lease administration fee due only with lease signing Background check required through RentPrep. Applicant to pay $59 fee. Prosperity 29 Management has the right to deny an application if the following criteria is not met. 1. Applicants are required to make a combined total of 3 times the monthly rent (gross income). 2. Criminal background check will be conducted. If you have any felony criminal convictions or are currently serving felony deferred adjudication, misdemeanor criminal convictions or are serving misdemeanor deferred adjudication for: a. Theft of property, Injury to persons, Damage to property b. Violence, Sexual Offenses c. Drug Manufacturing or Distribution d. Attempted felony or misdemeanor offenses related to the above violations You will be denied if the application date falls within 5 years of the conviction date. Any convictions within greater than 5 years of the application date will be handled on a case-by-case basis. 3. A credit check will be conducted. A minimum score of 600 is required. We may consider a lower score on a case by case basis with excellent rental history. If you have a bankruptcy filed within the last 24 months, this will result in a denial. Bankruptcies between 2-5 years old will be handled on a case by case basis. 4. We will verify the last 5 years of residency to ensure that no evictions/landlord debt(s) exist within the last 60 months. 5. We will verify current and last employer to check dates and income. 6. Failure to provide accurate and complete information on the application may result in denial.
