Lease terms

The lease shall be for a fixed term of twelve (12) months, beginning on July 1, 2026, and ending on July 1, 2027. Upon expiration of the initial term, this agreement shall automatically convert to a month-to-month tenancy under the same terms and conditions, unless terminated by either party with proper written notice as required by Massachusetts law. Monthly Rent: $2100 due on or before the 1st day of each calendar month. Rent must be paid electronically to the specific bank account designated and provided by the Owner. Responsibility for apartment utilities and services is designated as follows: Electric Tenant, Oil Heating Tenant, Water/ Sewer, Trash pickup Owner. Property Rules & Maintenance: This is strict non-smoking property. Smoking of any kind is prohibited inside the premises. No pets of any kind are permitted on the property without prior written consent from the Owner. The Tenant is expected to maintain the interior and immediate exterior of the property in a clean, neat, and sanitary condition at all times. The Tenant is responsible for shoveling snow and clearing ice from the front and back porches, as well as all associated walkways and steps. The Tenant is assigned two (2) designated, off-street parking spaces in the property driveway.
