We charge back $75/month for gas, water, sewer, and trash. The resident signs up directly with Xcel Energy for their electricity usage. General We only consider applications after at least one applicant has seen the apartment, preferably in person. Virtual tours are available for special circumstances. All adults who will live in the apartment must sign the lease, and satisfy eligibility requirements. Credit requirements All adults must have a minimum credit score of 625 and no collections or account defaults in the last 3 years. Security Deposit: A credit score for any renter less than 675 requires 1 month's rent. Credit score for all renters above 675 requires 1/2 month's rent. Security deposits are fully refundable at move out if the apartment is left fully cleaned and in good condition. We consider applications as we receive them (assuming at least one applicant has viewed the property), however we may consider factors like credit, desired move in date or other application information for applications received in close proximity. Monthly electricity: Resident will sign up directly with Xcel energy for their electrical service. Parking (Optional): $75/permit for off street lot. About Us We are a small family company. We own our buildings, and manage our apartments ourselves to provide the best resident experience in Denver. Our goal is to create an enjoyable and low stress living experience for you. About the apartment This recently remodeled, top floor apartment is quiet and bright, with hickory hardwood floors, exposed brick, and a large, modern kitchen with quartz counters, soft close cabinets, a subway-tiled backsplash, and stainless appliances (including a dishwasher and disposal). The entry door opens onto a hardwood living area, which is connected to a large, contemporary kitchen with full-sized appliances. The cozy bedroom sits privately at the back of the apartment, with a north facing window that brings in nice light. The bathroom has a large vanity with storage space, and a tub/shower with a marble accented subway tile design. Just off the bathroom is the in-unit laundry with a washing machine and dryer. The apartment has central heat and air conditioning. During the recent remodel, all plumbing and electrical were updated, so there is very little maintenance. The apartment is quiet - both because it is on the top floor, and because it is surrounded by double thick brick walls. The bedroom does not share a wall with any other apartments or common area. The building is in one of the Denver's most central locations - with a bike score of 94, a walk score of 89, and a transit score of 75. Walk to coffee shops/restaurants in the Arts District on Santa Fe (5 minutes), the large Lincoln Park, the Auraria Campus (5 minutes), a large grocery store (King Soopers - 5 minutes), the Cherry Creek bike path (5 minutes) and Downtown Denver (15-minutes). The building also has good access to Denver's main transportation arteries, including I-25, I-70, 6th Avenue (to the mountains!), and 14th Avenue (to areas on the East side of the city and Aurora). A light rail station connecting to Denver's large light rail system is also one block to the North. Several new, upscale apartments (like Kalaco - 1 block away) have been built nearby in recent years, bringing additional retail and culinary options to the vicinity. We have an off-street parking lot behind the building, with parking permits available for $75/month. We are a small family company that has called the Denver area home for 50 years. We manage and maintain our own buildings, and strive to provide exceptional customer service to our residents both in the quality of our product and the quality of our service.
