Renter pays for utilities, garbage and lawn services if required. Landlord pays for yearly maintenance of the water sprinkler twice a year to turn it on and off. Applicant Screen Criteria Listed Below Rental History Each applicant may demonstrate a history of meeting prior lease or mortgage obligations and leaving any prior rented properties in good order. Significant adverse rental history may disqualify an applicant or require additional payment security, such as a cosigner or additional applicant deposit. Income History Wages, assets, or subsidy assistance are accepted as evidence of ability to pay rent. If household income does not meet at least 2x the monthly rent amount, a guarantor or additional security deposit may be needed. Applicants should include 2 pay stubs and/or bank statements from the past 90 days with their application. Credit History TransUnion's Resident Score is used to evaluate the applicant's credit history and ability to pay rent when due. A guarantor or additional security deposit may be needed where the applicant's credit history falls in the 'medium risk' range. An applicant may be declined if their credit history indicates high risk. Criminal History A criminal background check is needed of all applicants. If criminal history is found, an individualized assessment of the applicant's criminal history will be conducted. An applicant may submit mitigating evidence of good conduct and rehabilitation that have occurred since any conviction or recent criminal activity. Smoke-Free & Drug-Free For the health and safety of all occupants and to protect the condition of the property, the following policies are strictly enforced for all residents and guests. No smoking of any kind. This policy prohibits the smoking, vaping, or burning of any substance, including but not limited to tobacco, cannabis, and e-cigarettes. This policy applies to the entire property, both indoors and outdoors. Indoors: Smoking is strictly prohibited inside the rental home and any associated buildings, including the garage. Outdoors: Smoking is also prohibited on the property's grounds, including but not limited to decks, patios, driveways, and within a specified distance of entrances or windows. No illegal drugs or activities. The use, possession, sale, or manufacturing of any illegal drugs or controlled substances is strictly prohibited on the property. This includes any drug activity that is illegal under federal, state, or local law. Any violation will be considered a material breach of the lease agreement. Marijuana Policy While state laws may permit the recreational or medicinal use of marijuana, it remains an illegal substance under federal law. Given federal law and for the reasons of health and safety outlined above, the following is required: No smoking or cultivation: The smoking and cultivation of marijuana are prohibited anywhere on the property. No impairment on premises: No tenant or guest may be impaired by marijuana to the extent that it interferes with the rights and quiet enjoyment of other tenants or causes a nuisance. Non-smoking alternatives: Property manager may consider allowing non-smoking alternatives, such as edibles, as long as it does not violate federal law and is not consumed on the premises. This is at the property manager's discretion. Consequences of Violation Any violation of this policy by a tenant, household member, or guest is a material breach of the lease agreement and may result in the following actions: Issuance of fines and payment of all costs for smoke remediation, deodorizing, and repairs. Termination of the rental agreement and/or eviction proceedings. Other remedies as permitted by law. Tenant screening criteria As part of our tenant screening process, adherence to this policy is required. All applicants must read and agree to this smoke-free and drug-free policy as a condition of their application. Will not accept a reusable tenant screening report. Lease duration is negotiable. Typical lease will be 10-12 months. Pet Deposit is non-refundable. Additional damages incurred will be charged to the tenant. Deposit/Move in fee for the home is $1500. $500 is non refundable (fee) The remaining deposit will be returned so long as no additional damage is made to the home.
