Lease terms

12-month lease preferred. Tenant is responsible for all utilities, including gas, electric, water, sewer, garbage, internet, and any other services used at the property. No smoking or vaping inside the home or garage. Smoking/vaping is only allowed outdoors at least 25 feet from the home, doors, windows, vents, garage, and neighboring structures. Tenant is responsible for cleanup, odor removal, damage, and proper disposal of cigarette butts or related materials. Pets are allowed with prior written approval.A $300 non-refundable pet fee is required, plus $50/month pet rent per pet. Pet approval is based on the number of pets, type, size, age, temperament, rental history, and landlord approval.Tenants are responsible for all pet-related damage, cleaning, odor removal, yard damage, flea treatment, and any nuisance caused by pets. Pets must be kept under control, properly licensed if required, and may not disturb neighbors.Unauthorized pets are not allowed and may result in lease violations and additional charges.Service animals and assistance animals are not considered pets and will be handled separately in accordance with applicable fair housing laws. Online rent payment required. Applicants are subject to credit, background, income, and rental-history screening. Renters insurance is required before move-in.
