Important Lease Terms & Rental Requirements Thank you for your interest in this property. To ensure a positive rental experience for all residents, please review the following lease terms and requirements: Lease Term * Standard lease term is 12 months. * Rent is due on the 1st day of each month. * Late fees will be assessed in accordance with the lease agreement if rent is not received by the designated due date. Security Deposit * Security deposit is required prior to move-in. * Security deposit may be eligible for an approved payment arrangement at the landlord's discretion. Utilities * Tenant is responsible for electric, gas, and any other utilities not specifically included in the lease. * Water and sewer charges, if applicable, will be outlined in the lease agreement. Occupancy * Only approved occupants listed on the lease may reside in the property. * Long-term guests must receive prior written approval from management. Property Care * Tenants are expected to maintain the property in a clean and sanitary condition. * Any damages beyond normal wear and tear will be the responsibility of the tenant. * Prompt reporting of maintenance issues is required to prevent further damage. Pets * Pets may be permitted only with prior written approval. * Additional pet fees, deposits, or monthly pet rent may apply. * Tenants are responsible for all pet-related damages and for cleaning up after pets at all times. Smoking * Smoking is prohibited inside the property. * Any damage caused by smoking, including odors, burns, or staining, will be charged to the tenant. Maintenance & Property Access * Landlord and authorized contractors may enter the property with proper notice as permitted by Ohio law to perform inspections, maintenance, repairs, or improvements. * Tenants are expected to provide reasonable access when notice has been given. Parking & Storage * Parking is limited to designated areas only. * Exterior storage of furniture, appliances, tires, tools, or other personal property is not permitted. * Any approved storage areas must be kept clean and organized. Application Requirements Applicants must: * Complete a rental application. * Pass a background and eviction history screening. * Provide proof of income. * Demonstrate monthly income of at least three times the monthly rent. * Provide valid government-issued identification. Move-In Requirements Prior to receiving keys, tenants must: * Sign the lease agreement. * Pay all required move-in funds. * Transfer applicable utilities into their name. * Complete a move-in inspection report.
