Lease terms

This lease sets rent at $3,000 per month, with all utilities (electric, gas, water/sewer, trash) included under a reasonable-use standard for normal residential activity. The security deposit is $3,000 and is returned within 30 days of move-out, minus only unpaid rent, cleaning costs, and damage beyond normal wear and tear normal wear and tear is explicitly non-deductible, and any ambiguous condition gets a written cost estimate rather than an automatic charge.
