Lease terms

The Tenant agrees to: Maintain renter's insurance throughout the lease term. Ensure all vehicles kept on the property are properly registered and insured. Pay for all metered electrical usage, billed by the Landlord. Pay for all gas usage, billed by the Landlord. Be responsible for routine repairs and maintenance items costing less than $100 per occurrence, unless the repair is required due to normal wear and tear or is otherwise the Landlord's legal responsibility. Mow and maintain the front 2 acres or lawn and landscaping in a neat condition. Keep gutters free of leaves and debris. Maintain the septic system by using an approved septic tank bacteria treatment as directed by the Landlord. Apply Demon insecticide (or another Landlord-approved product) around the exterior of the home once each month. Pressure wash the exterior of the home and roof twice per year, using methods appropriate for the surfaces. Participate in two scheduled FaceTime video inspections each year so the Landlord may visually inspect the interior and exterior of the property. Reasonable advance notice will be provided. Liability The Tenant is responsible for obtaining renter's insurance to protect personal belongings and personal liability. The Landlord is not responsible for loss of or damage to the Tenant's personal property or vehicles caused by theft, vandalism, weather, storms, hurricanes, flooding, falling tree limbs, or other events, except where the Landlord is legally responsible under applicable law. The Tenant assumes responsibility for using the property in a safe manner and agrees to promptly report any hazardous conditions to the Landlord.
