Lease terms

Looking for responsible easy-going tenants to live in this wonderful quiet home/ neighborhood. (Will not be furnished) (will not have washer and dryer) 3 Bed 1 Bath house for rent. Available August 1st. (Tours available asap) $40 non-refundable application fee Per person. Anyone over the age of 18 must sign lease the lease agreement. 1 year lease term only. Please don't ask if I'll do a shorter lease or month to month, the answer is NO. $1,750 security deposit, upon move in plus first month's rent. This house does have a septic system, and has been professionally cleaned out before moving in. $500 of the $1,750 will be kept as a service cleaning fee. The remainer ($1,250) security deposit will be refunded upon move out depending on how well cleaned the tenants leaves the house. If it is not returned clean upon move out, as it was given to tenant upon move in there will be a $350 cleaning fee. Tenants will fill out an inspection sheet before they move in to keep record of house the house was given to them before move in date. 60-day notice is required before 12-month lease agreement is terminated. Utilities are not included (Tenants responsibility) Must have renters insurance. Wash-dryer not included. Close to freeway entrance, Walmart, smiths, libraries, schools and parks.
